Cavare S.A. operates within the institutional rental market (PRS) and is part of Cavatina Group.

We focus on structuring and delivering residential projects designed for long-term rental in Poland’s largest cities. Our objective is to provide a high-quality, fully specified investment product tailored to the requirements of the PRS market.

Our integrated model covers the entire development cycle — from land sourcing and project structuring, through permitting and construction, to the delivery of a completed asset meeting agreed technical and financial parameters.

Our primary execution structure is forward funding, under which an investor finances the project during the development phase while Cavare is responsible for delivering the completed asset in line with the agreed specifications. At the same time, we remain open to alternative structures, including forward purchase and joint ventures, depending on project characteristics and investor expectations.

We operate based on transparency, strong design standards and a long-term value-oriented approach.

They lead Cavare S.A., a company within Cavatina Group, developing an institutional private rented sector (PRS) platform across Poland’s major cities.

Bartłomiej Wentlandt, Managing Director, is responsible for the company’s strategy and growth, overseeing investment processes and the development of a scalable residential portfolio. He supervises projects from origination and development through commercialization and long-term asset management.

Łukasz Morgaś, Head of Legal & Operations (COO), oversees the legal and operational functions of the organization. He is responsible for project structuring, transactional processes, regulatory compliance, and the effective day-to-day operation of the platform.

Together, they are building an integrated, professional investment and operating model that strengthens Cavare S.A.’s position within Poland’s PRS market.
